Project challenges
The site was occupied by an existing retailer which limited site access. Multiple potential sources of contamination were identified, including an adjacent (off-site) service station and an on-site underground fuel storage tank (UST). City of Sydney Council required a statutory contaminated site audit of the project.
Our solutions
JKE completed investigations over two separate stages in order to minimise the duration of disruption to the tenants and also to optimise the collection of data to focus on the key issues. A RAP was produced which proposed the removal of the UST, monitoring the groundwater at the UST location and capping contamination in other parts of the site, beneath an appropriately designed barrier.
JKE worked closely with the construction contractors throughout the remediation process so that the remediation and validation tasks were completed appropriately, on time and in sequence with the construction process. This minimised delays and expedited the completion of the validation.
A long-term environmental management plan (EMP) was also prepared by JKE to manage the contaminated soil that was capped on site. The site validation and the EMP was endorsed by a NSW EPA accredited contaminated sites auditor.
